Newport Shores is a quiet, compact neighborhood sitting at the northwest end of Newport Beach on the north side of Pacific Coast Highway (PCH). It is 90% surrounded by a canal... or wetlands that feed into and out of the Santa Ana River.
Heading north on PCH, Newport Shores will be on your right and can be entered at Prospect Street (just past 62nd), Cedar, Walnut and Orange. Prospect runs the length/depth of the neighborhood - culminating in a loop by the "pool equipped" community center. There is a small commercial area on PCH starting at Cappy's Restaurant and continuing several hundred yards up Coast Highway.
Heading north on Coast Highway, you will be leaving Newport Beach as well as Newport Shores - when you cross over the Santa Ana River... and head toward Huntington Beach.
At the time of this writing, we could not find a specific property records count for the Newport Shores area... but a look at a Zillow.com or Realtor.com property map would infer an estimate of over 300 homes. These are small lots and the homes are close together... but pricing is reflected accordingly with an average prie of $1.5M. The neighborhood is well maintained and there is a sense of community. The value of this area is it's proximity to water - the beach is just across Coast Highway on the other side of two rows of beachfront homes - and its slight remoteness from the heavier traffic of coastal Newport and Balboa - which begins at Superior/Balboa Blvd. and PCH to the south.
Here is how we compute the target price on a premium Real Estate related generic search Domain for the Newport Shores area of Newport Beach, CA and its 300+ million dollar properties.
We reference Realtor.com and get the average home price, (or compute the average home price for multi-city areas)... typically referred to as the Median Value or Median Sale price ( median home value or median home sale ). We then calculate the full commission on a home priced in the median value range for this area - using the customary "local" commission fee of 5%.
Then we apply a factor based upon a minimal estimate of what portion of the full commission a Realtor would receive. This typically ranges from a low of 20% to a high of 100% - in the case of VERY special Domains. In the case of NewportShoresProperties.com, through the "expires" date above, we have applied a lower range value of 20% and then rounded up to the nearest $500 increment.
As of Fall 2015, Realtor.com shows an Average Home Price of $1.5M.
The Price... midpoint Price $1.5M * 5% = $75,000 (Full Brokerage Commission).
